The purpose of property preservation is to protect and preserve vacant properties. gordons works with the loan servicer and our network of contractors to ensure each property is secure, free of health hazards and maintained on the interior as well as the exterior. All work is completed in accordance with applicable investor and insurer guidelines. Our contractors evaluate and report any potential damages or issues so that they may be mitigated in a timely and cost-effective manner. gordons is here to assist our clients every step of the way, from default through conveyance. Within the realm of property preservation are a number of services that gordons provides to our clients on a regular basis. In addition, we have an FAQ list and an explanation of our quality control procedures available for you Lock boxes are typically installed with an assigned code unless already provided by realtor. Lock boxes secure keys to the property to allow third party access and showing of a property Board-ups are completed to secure windows, doors, and entry ways that allow easy access into the property. All board-ups meet or exceed set by HUD requirements Swimming pool areas - swimming pool areas are secured according to appropriate guideline requirements and/or HUD requirements. - Debris Removal / Trash out Personal property - items that are considered personal properties (ex. televisions, computers, items in good condition, family photos, paperwork, etc) are typically consolidated for period of 30 - 90 days depending on lender requirements. Personal items that are not claimed within this period are either given to charity organization, Goodwill, Salvation Army, recycled or disposed of. Debris - debris is removed based on lender/insurer/client instructions. Debris is removed and counted based on cubic yards. Lenders typically charge based on the cubic yards counted. Hazard material(s) - hazard materials are removed based on lender/insurer/client instructions. The dumping of hazard material MUST be followed according to city/county codes. Illegal dumping of hazardous waste is a crime and may be very costly to the individual performing this action. The removal or car(s) are removed based on lender/investor/insurer/client instructions. Typically 24 hr notice, if not removed, the vehicle will be towed at owners expense. Lawn Maintenance Initial and reoccurring lawn services will be provided based on requirements set by code enforcement city/county/lender/investor/insurer/client. Services may be required one to four times per month Many homes that are left uncared for may need additional work done during janitorial/sales clean. All bedrooms and bathrooms must be cleaned according to sanitary standards and as required by lender/investor/insurer/client. All rooms must be free from debris and other items that are not permanently fixed to or a part of the sale of the property. Services usually include vacuuming, mopping, and scrubbing of items needed to be cleaned. 
Gordons forclosure cleanouts pride ourselves on being accurate on all of jobs. We make sure to take before, during, and after photo's for all jobs being done.
